This case study highlights a cost-effective roof recovery project that restores an aging roof without a full tear-off. The process began with power-washing the existing roof to remove all dirt and debris, followed by repairing any damaged or leaking spots to ensure a clean, solid substrate. Next, a specialized primer was applied to prevent stains from bleeding through, and a thick silicone mastic was brushed onto all seams, flashings, and pipe penetrations to reinforce these high-risk leak areas. To finish, a high-solids silicone liquid coating was rolled and sprayed across the entire roof, curing into a seamless, rubber-like top layer. This bright white, highly reflective coating completely seals the old roof, provides permanent resistance to ponding water, and cuts cooling costs by blocking UV ray all at a fraction of the cost of a traditional reroof.
