Project Overview

A-1 Property Services Group is currently performing a roof system installation for an industrial warehouse facility located in Medley, Florida. The project involves the installation of a high-performance Elevate APP modified bitumen roofing system designed to provide long-term waterproofing protection and durability for a commercial warehouse structure located within Miami-Dade County’s High Velocity Hurricane Zone (HVHZ).

Roofing System Design

The roofing assembly utilizes the Elevate APP modified bitumen system, selected for its strong resistance to UV exposure, high temperatures, and heavy rainfall common in South Florida’s climate. The system is installed in accordance with Florida Product Approval FL984-R16 using System C-70, ensuring compliance with HVHZ wind uplift performance standards. The APP membrane system provides a reinforced, multi-layer waterproofing assembly capable of handling the demanding conditions typical of large industrial buildings.

Installation Challenges & Obstacles

Due to the nature of the facility and the operational environment of the warehouse, several logistical considerations were incorporated into the construction process:

• Active Industrial Facility:The building remains operational during construction, requiring careful coordination with facility management to avoid disruptions to daily warehouse operations and truck loading schedules.
• Material Staging & Distribution:The large roof area required strategic staging of materials across the roof to maintain safe structural loading and efficient installation sequencing.
• Traffic Coordination:Ongoing truck traffic and loading dock activity required controlled material deliveries and equipment access to maintain safe vehicle circulation around the site.
• Weather Exposure:As with most South Florida roofing projects, scheduling and temporary dry-in procedures were implemented to mitigate risks associated with sudden rain events and high humidity.
