Tapered Insulation Installation:

o Layout plan per shop drawings to achieve minimum R-20 value.
o Stagger insulation joints; ensure tight-fitting boards.
o Adhere using Twin Jet low-rise 2-part adhesive, applied in continuous ribbons per manufacturer’s spread pattern.
o Roll boards in place for full adhesive contact.

Membrane Installation:

o Apply UltraPly Bonding Adhesive to both membrane back and substrate, allowing it to flash off.
o Position and roll TPO membrane into place, ensuring wrinkle-free application.
o Weld seams using hot-air welder, achieving a continuous monolithic sheet.

Flashing & Terminations:

o Vertical Surfaces & Parapets: Extend TPO membrane up walls to required height; terminate with aluminum termination bar and continuous bead of sealant.
o Other Penetrations: Use prefabricated pipe boots or field-fabricate flashings for irregular penetrations; fully weld to main field membrane.
o Edge Metal: Install 24-gauge TPO CLAD drip edge, prime as required, strip-in with TPO flashing strips.
o Corners: Install pre-molded TPO corner accessories; weld and inspect for watertightness.

Low Slope Roofing System (Pool Deck): Approval # for FL14215-R23 (HVHZ) System No. C-38 – see pg. 6 of PDF:

Base Ply Installation:

o Align rolls of COLPHENE Flam 180; torch-apply to achieve full bond across surface.
o Overlap side laps a minimum of 3 inches and end laps a minimum of 6 inches.
o Use weighted roller to ensure full adhesion and eliminate voids.

Cap Ply Installation:

o Torch-apply COLPHENE Flam 180 FR GR in same fashion, staggering joints from base ply.
o Ensure complete bond with no fishmouths or bridging.

Flashing & Terminations – Pool Deck

o Drains: Prime the drain bowl and extend SBS plies fully into the bowl. Torch-apply for complete adhesion. Secure with a stainless-steel clamping ring and apply SOPRASEAL sealant between the membrane and clamping ring for redundancy. For promenade-style drains, integrate SOPREMA’s stainless-steel extension collars per detail.
o Scuppers & Edge Metal: Torch SBS membrane into and around scupper openings, ensuring full adhesion. Strip-in all metal edges with an additional 8-inch-wide SBS strip. Terminate with alsan rs 230 flash and embedded fleece to tie into the alsan trafik rs 730 wear surface.
o Penetrations: Wrap SBS membrane up and around all posts, pipes, and mechanical penetrations. Embed alsan rs fleece in alsan rs 230 flash around bases to transition seamlessly to the traffic coating.
o Alsan Trafik RS 730 Integration: After SBS plies are completed and inspected, apply alsan rs primer to all flashing terminations and detail areas. Use alsan rs 230 flash with embedded alsan rs fleece to reinforce vertical-to-horizontal transitions, penetrations, and terminations. Over the main field, apply alsan trafik rs 730 wear coat in the specified thickness, broadcasting aggregate.

Low Slope Roofing System (Planters, Eyebrows, Balconies): Approval # Miami Dade NOA No.: 25 0129.11

Surface Preparation:

o Pressure wash and/or mechanically clean concrete surfaces.
o Remove all loose particles, laitance, or old coatings.
o Repair cracks with compatible sealant or patching mortar.

Primer Application:

o Apply one coat of GAF Multi-Purpose Primer at 0.5–0.66 gal/100 sq ft.
o Allow primer to dry (approx. 1 hour at 75°F and 50% RH) before topcoating.

Base Coat with Reinforcement:

o Apply first coat of GAF Surface Seal SB Thermoplastic Rubber Coating at 1.5 gallons per square.
o Immediately embed GAF Premium Fabric into wet coating at all transitions, verticals, and penetrations.
o Ensure fabric extends 4–6 inches both vertically and horizontally from joint.

Subsequent Coats:

o Apply second coat perpendicular to first to ensure complete coverage.
o Add a third coat for enhanced durability.

Flashing Details:

o Vertical-to-Horizontal Transitions: Use embedded fabric to reinforce all change-of-plane locations.

Penetrations: Wrap fabric and coating around bases of penetrations for seamless waterproof seal.

Obstacles: Since this is a multi-level roofing project, one of the biggest obstacles is hoisting materials to the roof. Additionally, because this is new construction, we must be very careful with material staging, as there are limits on how much material can be placed in any given section. Therefore, all materials must be distributed evenly across the roof once hoisted to avoid overloading specific areas.
Another challenge is the limited roof access. There are only two stairwells that provide access to the roof, which are the only entry points available for workers and materials that were not hoisted by a crane.
