Signs Your Commercial Flat Roof Needs Replacement

Most flat roofs give plenty of warning before they fail. Replacement is usually the better investment when you see several of these signs together:

  • Leaks that come back in new places after each repair, or water stains spreading across ceiling tiles
  • Ponding water that stays on the roof 48 hours or more after rain (see why flat roof ponding happens)
  • Blisters, splits, open seams or membrane shrinkage pulling away from walls and curbs
  • Wet or crushed insulation found during an infrared scan or core cut
  • A roof that is 20 years old or more, or has reached the end of its manufacturer warranty
  • Damage from a named storm that a repair can’t bring back up to code (see how a hurricane causes roof damage)

A professional commercial roof inspection is the fastest way to know for sure. We document what we find with photos and moisture readings, so you can compare repair and replacement on real numbers

Roof Recover Vs. Full Tear-Off

Not every flat roof replacement needs to go down to the deck. There are two main approaches:

Roof Recover (Overlay)

A recover installs a new membrane over the existing roof after the surface is cleaned and repaired. It can cost less and cause less disruption, but only when the existing insulation is dry and the deck is sound. The Florida Building Code limits recovers, and buildings in the High-Velocity Hurricane Zone (HVHZ) face stricter rules, so a recover isn’t always allowed.

Full Tear-Off and Replacement

A tear-off removes the old roof down to the deck, so wet insulation, rusted fasteners and deck damage can be found and fixed. It’s the right choice when moisture has reached the insulation, when there are already two roofs on the building, or when the roof must be rebuilt to current wind-uplift requirements. Most of the commercial reroofing we do in Miami-Dade is a full tear-off for exactly these reasons.

Flat Roof Systems for Commercial Buildings

The right replacement system depends on how the roof is used, what it’s exposed to and how long you plan to own the building. These are the flat roof systems for commercial buildings we install most in South Florida:

TPO Roofing

TPO is a heat-welded, single-ply white membrane that reflects the sun and lowers cooling costs. It’s the most common choice for Miami flat roof replacement. Learn more on our TPO roofing contractors in Miami page.

PVC Roofing

PVC is also a heat-welded single-ply, with stronger resistance to grease and chemicals. That makes it a good fit for restaurants and industrial roofs. See our PVC roofing for commercial buildings and condos page.

Modified Bitumen and Built-Up Roofing

Multi-ply modified bitumen and built-up roofing (BUR) give you thick, puncture-resistant layers that suit roofs with heavy foot traffic or lots of equipment.

Still deciding? Our TPO vs. PVC vs. modified bitumen comparison and our guide to the best material for a flat roof walk through the trade-offs. For long-life alternatives on low-slope roofs, we also install metal roofing.

Flat Roof Replacement Cost

Every commercial roof is different, so the only accurate number is an itemized proposal for your building. These are the factors that move a flat roof replacement cost up or down:

  • Roof size, height and access for equipment and material staging
  • Tear-off vs. recover, and how much wet insulation or damaged deck has to be replaced
  • The membrane you choose and its thickness. Independent cost guides put insulated commercial TPO in Florida at roughly $8–$12 per square foot (RoofObservations Florida roof cost guide), with tear-off and disposal adding about $1–$2 per square foot (Fixr TPO cost guide).
  • Insulation upgrades and tapered insulation to fix ponding
  • Rooftop equipment, curbs, drains and penetrations that must be flashed
  • HVHZ wind-uplift attachment, permits and inspections in Miami-Dade and Broward

Ask us about financing options for commercial roofs and the tax savings a new energy-efficient roof can bring. Reflective cool roofs can also lower cooling costs, as the U.S. Department of Energy explains in its guide to cool roofs.

HVHZ Codes, Permits and Product Approvals

All of Miami-Dade and Broward counties fall within the High-Velocity Hurricane Zone. A flat roof replacement there must use products with a Miami-Dade Notice of Acceptance (NOA) or Florida Product Approval and must be attached to meet strict uplift requirements. We pull the permits, schedule the inspections and build every roof to the Florida Building Code. You can look up approved roofing products in the Florida Product Approval search and on the Miami-Dade Board and Code Administration site.

For more detail, read our guides to HVHZ requirements for roofing in Florida and Florida Building Code wind uplift requirements for commercial roofs.

Our Commercial Flat Roof Replacement Process

  1. Inspection and core samples to confirm the condition of the deck and insulation
  2. A written, itemized proposal with system options and a schedule
  3. Permits, NOA documentation and material ordering
  4. Phased tear-off and dry-in, so the building stays watertight each night
  5. Installation of insulation, membrane, flashings, drains and edge metal
  6. Final inspection with the building department, warranty registration and photo close-out

We plan around tenants, deliveries and business hours to keep disruption low. See the work in our commercial roofing case studies, including the Medley warehouses and the Lantana Operations Building.

Frequently Asked Questions

How Long Does a Commercial Flat Roof Replacement Take?

Most commercial flat roof replacements take from a few days to a few weeks, depending on roof size, weather, permits and the system chosen. We phase the work so the building is dried in and watertight at the end of each day.

Can A New Flat Roof Go Over My Existing Roof?

Sometimes. A roof recover is only an option when the existing insulation is dry, the deck is sound, and there is only one existing roof. In the High-Velocity Hurricane Zone, the Florida Building Code limits recovers, so a full tear-off is often required.

How Much Does a Flat Roof Replacement Cost in Miami?

Cost depends on roof size, tear-off vs. recover, the membrane, insulation, rooftop equipment and HVHZ attachment requirements. Independent cost guides put insulated commercial TPO in Florida at roughly $8 to $12 per square foot, with tear-off and disposal adding about $1 to $2 per square foot. A-1 Roofing Contractor provides a free, itemized proposal for your building.

What is the Best Replacement System for a Flat Roof in South Florida?

TPO is the most common choice for its reflective, energy-saving surface and value. PVC is better for restaurants and roofs exposed to grease or chemicals. Modified bitumen and built-up roofing suit high-traffic roofs. The right choice depends on how your building is used.

Do I Need a Permit to Replace a Flat Roof in Miami-Dade?

Yes. Commercial roof replacements in Miami-Dade and Broward require a building permit, approved products with a Miami-Dade NOA or Florida Product Approval, and inspections. A-1 Roofing Contractor handles the permits and inspections for you.
